The importance of maintaining HVAC equipment

Maintenance of HVAC equipment is often over-looked and not just in the Middle East, but why?

A potential customer perception of maintaining HVAC equipment, is that it is often perceived as throwing money away, because customers and businesses may not see a physical benefit from it. They are purchasing a service that they won’t necessarily see the effects of physically.

A reason they may not see a physical effect is that actually, a maintenance contract stops any negative physical effects occurring.

This tends to mean that a lot of businesses will not the spend the money until a problem occurs.

When a problem does occur, they start to see a physically negative effect, whereby business processes start to faulter and a huge bill lands on their desk to return the equipment to a working standard.

After this has happened, maintenance is then taken seriously.

We have just completed an expensive repair job on a heat pump that had not been ran or maintained for 1 year. No one had turned it on, cleaned or replaced any consumable parts and when it was time to turn it on again, the issues became instantly apparent.

The heat pump had leaked gas, became dirty with dust ingress and a lack of flow meant the heat pump had deteriorated to a level where it did not function at all. This resulted in replacing expensive parts that had seized, including a pump and a controller, as well as requiring a complete re-commission and gas re-filling.

Spending money on a maintenance contract saves more money in the long run and because of our extensive experience in supplying and maintaining business critical equipment, having a maintenance contract with Qey means we also highlight areas of improvement, or where energy is being used or wasted.

Maintaining HVAC equipment does not just prolong its life, it has multiple benefits:

We can conduct free energy analysis on equipment to show the areas and times of days where energy is being used or wasted. This gives an insight on how the equipment is being utilized and shows the exact cost of running the particular plant.
